Start by looking for obvious signs of wear and tear. Are there any missing, cracked, or curled shingles? Pay close attention to the edges and ridges of your roof. Granule loss from asphalt shingles, which often looks like sand in your gutters, is another key indicator that your shingles are aging and losing their protective qualities. Next, examine your flashing – the metal strips around chimneys, vents, and skylights. Look for any bends, cracks, or gaps where water could penetrate. These are notorious weak points. Also, check for loose or corroded nails, especially around any penetration points.

Don’t forget your attic! Grab a flashlight and look for water stains on the underside of your roof decking or insulation. These stains often indicate a slow leak that might not be visible from the outside yet. A musty smell is also a red flag for moisture issues. Finally, take a peek at your gutters (we’ll dive deeper into these in another post!). Are they sagging, pulling away from the fascia, or overflowing? This can lead to water pooling around your foundation or even behind your siding.

Some minor issues can be addressed by a handy homeowner, but always proceed with extreme caution and never compromise your safety. For a few loose shingles, you might be able to carefully re-adhere them with roofing cement, ensuring a tight seal. Small cracks in flashing can sometimes be temporarily patched with a high-quality sealant, but this is often a short-term fix. If you find a few loose nails, you can try to re-secure them, but consider adding a bit of sealant over the nail head for extra protection.

However, it’s crucial to understand the limitations of DIY repairs. These are often band-aid solutions. If you’re dealing with anything more than a single loose shingle, or if you’re unsure about the integrity of your roof, it’s time to call in the experts.

When to Call a Professional: Don’t Guess, Get the Best
